The remarkable Riverside community known as Hawarden Hills was part of the city’s original 39.4 square miles at the time of its incorporation in 1883. The name originates from Flintshire, North Wales in the British Isles, where Hawarden town, civil parish, and castle are located. The English immigrants who occupied and invested in Arlington Heights brought the British Isles names with them. Homesites with sprawling lots for citrus agriculture were developed in the area around the turn of the Twentieth Century. You can still see evidence of the city’s “citriculture” today in may landmarks, as well as in the active orange groves of Arlington Heights, adjacent to the neighborhood.
Examples of these landmarks include a Classic Revival style house constructed in 1902, a Tudor Revival style house built in 1917-1920 belonging to William G. Irving, the Gage Canal, Greystones, Victoria Avenue, and Orchard House. The Gage Canal stretches across the Hawarden Hills neighborhood from Arlington Heights to the south to the Victoria neighborhood to the north. Victoria Avenue borders the neighborhood on the northwest edge, while Greystones and the Orchard House are found along Hawarden Drive. In addition to these beautiful historical landmarks, there are many natural features that make the community unique. The Alessandro Arroyo, which runs east to west through the southern part of Hawarden Hills, is a prime example. It is one of the six significant arroyos in Riverside, and development in the area has been thoughtfully planned to preserve it, along with the neighborhood’s naturally hilly terrain.
Speaking of its terrain, streets here tend to follow the natural contour of the land, which has resulted in winding roads that provide interesting streetscapes. Today the neighborhood is primarily residential, with most Hawarden Hills homes being single-family residences on estate-sized or mid-sized lots. That said, along Victoria Avenue, there are a few planned developments for homebuyers seeking a closed-in community. Many of the available Hawarden Hills properties were constructed between 1970 and 1990, though there are certainly older homes and much newer homes in the neighborhood as well.
